MLS PIN
MLS PIN IDX integrationfor Massachusetts real estate websites
RealFoyer is connected to MLS PIN, the MLS Property Information Network, so a RealFoyer website can carry MLS PIN property search, listing pages, saved searches and alerts across the Massachusetts and New England market it serves.

HOW THE DATA ARRIVES
A direct approved feed, not an aggregator
RealFoyer takes MLS PIN data through a direct approved feed rather than through an aggregator such as Trestle or MLS Grid. An aggregator's job is to normalise many boards into one shape, which is genuinely useful at scale and costs a little of what makes a single board distinctive.
A direct feed keeps the board's own fields and its own publishing cadence. The trade is that it has to be built and maintained per board, which is why RealFoyer has two connections rather than a coverage map full of them, and why the roadmap is ordered rather than exhaustive.
WHAT THE CONNECTION CARRIES
What you can build on this feed
The connection is the beginning, not the product. These are the things RealFoyer builds once listing data is flowing, and they are the same on every connected board.
Property and map search
Filterable search with a live map, autosuggest, clustering and draw-an-area, with the result count updating as the map moves.
Listing pages
A page per listing carrying price, address, beds, baths, property type and days on market, with price history, sold history and open houses where the feed carries them.
Scheduled updates
Listings, prices and status stay in step with the feed at the cadence your agreement allows, and listings removed at the source are reconciled rather than left behind.
Saved searches and alerts
A visitor saves a search or a neighbourhood and chooses to hear about new matches instantly, daily or weekly. That opt-in is how an anonymous visitor becomes someone you can talk to.
Area pages that can be indexed
City and neighbourhood pages with their own addresses and metadata, not search results behind a filter. This is the part a portal will not do for you.
Attribution and disclosures
Brokerage attribution, last-updated stamps and the IDX disclosures your market requires, rendered on the listing pages themselves.
SET BY YOUR BOARD
What your MLS decides, not RealFoyer
Vendors tend to describe every one of these as a feature. They are not features. They are terms in the agreement between you and your board, and RealFoyer implements what that agreement permits without widening it.
- Which listings the feed carries
- IDX and VOW are different permissions with different scopes, and which one you hold is set by your board and your participation, not by your website.
- How often data may refresh
- The feed publishes at a cadence the board sets. A site can be no fresher than the data reaching it, and a vendor promising real-time on a board that publishes on a schedule is describing something else.
- The wording of attribution and disclaimers
- Attribution phrasing, required disclaimers and how prominently they must appear are set locally. Two agents in neighbouring markets can both be fully compliant and look visibly different.
- What you may do with listing media
- Photograph rights are licensed, not transferred. What may be displayed, resized, cached or reused is a term of the licence you signed.
- Whether sold data may appear at all
- Some markets permit sold and off-market history on a public site; some permit it only behind registration; some do not permit it. The feed reflects that decision before your website ever sees it.
BEFORE YOU COMMIT
We confirm your board before you commit
Membership, participation and data licensing vary by office as well as by board, so a connected board is not on its own a guarantee that your particular access is in place. We check the board, the feed and the licence with you before launch rather than after it. If your board is not connected yet, tell us which one it is — the roadmap is ordered by how often it is asked for.
