MLS and IDX Fees for Agents, by Board (2026)
What Stellar, MLS PIN, Bright, ARMLS, REcolorado, TRREB and CREA DDF publish about IDX and data-feed fees in 2026, quoted from each board, and what they omit.

Introduction
An agent asking what their board charges for IDX usually gets one of two unhelpful answers: a national average that matches no board, or "it depends". Both are true in a way, but neither helps you budget.
What helps is the board's own fee page, when it has one. Some boards publish a clear schedule. Some publish the broker and vendor prices but say nothing about what an individual agent pays. Some publish nothing and ask you to call. This article goes board by board through what each one publishes, quoted from its own page, and says plainly where a board publishes nothing.
It covers one layer of the cost only: what the board charges for the right to display or receive listing data. For how that layer fits with your MLS dues and the website plan itself, read how much an IDX website costs, which puts all three layers side by side.
⚡ Quick answer — what does my board charge for IDX? It depends on who holds the feed. Several boards publish free or low-cost routes for an agent (MLS PIN offers free IDX options; Bright lists IDX feeds at $10 a month). Broker feeds are published at $100 to $150 a month at MLS PIN, ARMLS and REcolorado. Vendor feeds cost far more. Membership dues are a separate cost, and Stellar, MLS PIN, Bright and TRREB do not publish them online.
First, the cost this article does not cover
MLS membership dues are not published online by Stellar MLS, MLS PIN, Bright MLS or TRREB. You need to confirm the amount with your board. MLS PIN's join page says "There is no initiation fee to join MLS PIN" and that fees "are pro-rated according to when you join the service", but it gives no figure. Stellar's join page describes "one subscription, one place, and 30+ tools" and points to its billing resources rather than printing a price.
Dues are a cost of being an agent, not a cost of having a website, and no IDX vendor can include them in a plan. Everything below is the separate fee for listing data.
Three prices for the same feed
Boards price data by who receives it, so a single board can publish three very different numbers:
- An agent's IDX display, often through a vendor who already holds the feed. This is the cheapest line, and sometimes it is free.
- A brokerage's own feed, used for the firm's website or back office.
- A vendor's feed, which one company uses to serve many agents. This is the most expensive line, and it is the main reason vendor plans cost what they do.
When you read a board's schedule, find the row that matches the route you will actually use. A vendor feed fee of $500 a month is not a fee you will pay as an agent on that vendor's plan.
Board by board
Stellar MLS (Florida)
Stellar's data delivery page sends agents who want IDX to a vendor. It says "your costs may vary depending on the vendor and IDX options you choose", and the IDX section publishes no separate agent fee. Data is delivered through MLS Grid or Bridge API.
The fees it does publish are for custom (non-IDX) feeds:
| Feed | Published fee |
|---|---|
| Firm internal use (broker back office) | "A fee of $450 annually per office, capped at $7,500." |
| Virtual office website (VOW) | "Cost of $450 per office annually, capped at $7500." |
| Vendor product | "A fee of $7500 per product annually and $2500 for each additional product." |
What it means for an agent: if you use an IDX vendor, the board does not publish a separate IDX fee for you on this page. Ask the vendor whether they pass any board charge through.
MLS PIN (New England)
MLS PIN's data services page lists two free IDX options for participants and subscribers: a free "IDX Links" option that links to Pinergy's IDX search pages, and a free "Manual IDX Download" option.
For full feeds it publishes:
| Feed | Published fee |
|---|---|
| Brokerage access | "A monthly access fee of $100 (this covers the main brokerage office as well as any other participating MLS PIN branch offices)" |
| Vendor or third-party access | "A monthly access fee of $525, regardless of the number of MLS PIN Subscribers that decide to utilize the vendor’s services" |
What it means for an agent: the board publishes a free route. A vendor that holds an MLS PIN feed pays the $525 vendor fee once, however many agents it serves.
Bright MLS (Mid-Atlantic)
Bright's IDX page lists "IDX Feeds for Individual Websites/Products" at "$10 per month*" and "$12.50 per month for 2 or more". The page does not explain what the asterisk refers to. It also says that direct access through a RETS or API feed needs a vendor license, and refers anything beyond IDX to its Data Licensing Team.
What it means for an agent: this is one of the few boards that publishes an agent-scale IDX price on an open page. Ask the board what the asterisk covers before relying on the figure.
ARMLS (Arizona)
ARMLS's data feeds page says "IDX feeds are available only to brokers participating in the IDX program", and publishes:
| Feed | Published fee |
|---|---|
| IDX and back-office feeds | "Each brokerage receives five (5) free feeds"; "Additional feeds: $150/month per feed" |
| VOW feeds | "$150/month (billed to broker or subscriber)" |
| Brokerage-owned listings | "No cost" |
| Vendor feeds | "Typical vendor pricing ranges from $1,000 – $1,500 per product, per month" |
The page also warns: "You must confirm with your broker whether you are authorized to use one of the brokerage’s available feeds."
What it means for an agent: if your brokerage has an unused feed among its five, the feed itself may cost nothing. That is your broker's decision, not the vendor's.
REcolorado
REcolorado publishes a participant pricing schedule as a PDF:
| Data type | Establishment fee | Monthly fee |
|---|---|---|
| IDX Content | $500 | $150 |
| Enhanced Broker Custom IDX | $500 – 1,500 | $200 – $1,500 |
| VOW | $1,500 | $500 |
| Public Display Content | $500 | $125 |
| Standard Content | $500 | $250 |
| All Content | $1,500 | $500 |
| Additional Use of Content | $0 | $50 |
Test server access is listed at "Half of Applicable Establishment Fee".
What it means for an agent: these are participant (broker) prices. An agent on a vendor's IDX product is not normally the party paying the $500 establishment fee, but ask the vendor how they handle it.
TRREB, through PropTx (Toronto)
TRREB distributes listing data through PropTx. The PropTx IDX data feed page explains that the RESO API IDX feed is available to brokerages that have completed the IDX Data Agreement, and that "The Brokerage/Member can access the system themselves or they can designate a third party to do it for them." It publishes no fee. For more information it gives the PropTx Data Administrator's contact details.
What it means for an agent: there is no published figure to quote. Ask PropTx or your vendor, in writing, what applies to you.
CREA DDF® (Canada, national)
CREA's DDF® is a national syndication service rather than a board, but Canadian agents often meet it alongside their board's feed. Its technology provider pricing page says "New Technology Providers will be subject to a $1,500 onboarding fee" and "All prices are in Canadian dollars." The tier amounts are shown in a chart image, which is not quoted here.
What it means for an agent: this is a technology provider's cost, not an agent's.
Aggregators: a second invoice for brokers and developers
Some boards deliver data through an aggregator, which can add its own fee for anyone who connects directly:
- Trestle's pricing page lists $30 a month for broker data feeds and $100 a month for all other broker feeds. The board's own fee depends on the board and is billed on top.
- MLS Grid's FAQ says "You will only pay the license fee required by your MLS to access data."
An agent on a vendor plan does not see these lines. A brokerage or developer building its own site does.
How to find your board's number
- Look for a "data services", "data licensing" or "IDX" page on your board's site. If it publishes a schedule, it will be there.
- Find the row for your route. Agent IDX through a vendor, brokerage feed, or vendor feed.
- Ask the vendor whether it passes a board charge through, and get the answer in writing. Showcase IDX, for example, publishes that MLS pass-through fees "typically" range from $0 to $33 a month; see what an IDX website costs for the vendor layer.
- Ask your broker whether a brokerage feed you are entitled to is already paid for.
- Confirm your dues separately with the board, because they will not be on any of these pages.
Where RealFoyer fits
RealFoyer is a website, IDX and CRM platform, not a data licence. Its plan price does not include anything your board charges you directly, and RealFoyer cannot grant or waive MLS access.
RealFoyer has integrations with TRREB, through PropTx, and with MLS PIN. A feed is activated for each agent after that agent's board approves it. Other boards on the coverage list are roadmap, not live. Starter is $39 a month in US dollars or $49 in Canadian dollars, with no setup fee on annual plans; the pricing page has the current plans.
FAQ
Does my MLS charge me extra for IDX? Sometimes. MLS PIN publishes free IDX options; Bright lists IDX feeds at $10 a month; Stellar's IDX section publishes no separate agent fee. Check your own board's data page and ask your vendor what it passes through.
What are MLS membership dues in 2026? They vary by board, and Stellar, MLS PIN, Bright and TRREB do not publish them online. Confirm the amount with your board.
Why does a vendor pay so much more than a broker? A vendor feed serves many customers. MLS PIN, for example, charges a brokerage $100 a month and a vendor $525 a month, regardless of how many subscribers use the vendor.
Does TRREB publish an IDX fee? The PropTx IDX data feed page fetched for this article publishes no fee. It explains the IDX Data Agreement and gives a contact for more information.
Do aggregator fees apply to agents? Not usually. Trestle and similar services bill whoever connects to them directly, which is a brokerage, developer or vendor.
Does RealFoyer's price include board fees? No. Board fees, if your board charges any, are between you and the board.
In short
Board fees for data are published more often than dues are, but not by every board, and seldom for the agent route specifically. Stellar, MLS PIN, ARMLS and REcolorado publish broker and vendor feed prices. MLS PIN and Bright publish free or low-cost agent routes. PropTx publishes no fee. Find the row that matches how your listings will reach your site, ask your vendor what it passes through, and confirm dues with your board.
Check whether your board is supported before you compare vendors, or see what the whole IDX website costs.

Published 21 October 2026 to answer board-specific fee searches ("idx fees", "mls fees for agents", fees named with a board) without repeating the three-layer cost article, which it links to instead. Every figure and quoted phrase was retrieved on 21 October 2026 from the board's or aggregator's own page linked beside it: Stellar MLS data delivery and join pages, MLS PIN data services and join pages, Bright MLS IDX page, ARMLS data feeds page, the REcolorado participant pricing schedule (PDF), the PropTx IDX data feed page, CREA's DDF® technology provider pricing page, Trestle's data pricing page and the MLS Grid FAQ. Figures are quoted as published and are not averaged, rounded or converted. Bright's IDX page renders its prices with JavaScript, so its wording was matched in a rendered copy of the page rather than the raw HTML. Where a board publishes no figure, the article says so. Membership dues are not estimated: Stellar, MLS PIN, Bright and TRREB do not publish them online. RealFoyer's coverage statement is limited to its published integrations with TRREB (through PropTx) and MLS PIN, with feeds activated per agent after board approval.
